New Construction in Hilliard: What's Being Built Right Now

Hilliard has quietly become one of the busiest new-construction markets in Central Ohio. As of October 2026, six national and regional builders are actively selling in the city, with options ranging from low-maintenance courtyard homes to large single-family plans on open-space lots.

On the single-family side, M/I Homes is selling at Hill Farm (from about $458,900 with quick move-in homes available), Pulte is at Sugar Farms (from about $460,990, with 92 acres of open space, ponds and trails), and both Fischer Homes and Drees are building at Alton Place, where plans run larger and prices start higher — roughly $678,990 and $783,000 respectively.

If you want less upkeep, two options stand out. Ryan Homes' Davidson Towns offers townhomes from about $326,990 with lawn and snow care included, and Epcon's Courtyards at Carr Farms brings its signature one-story courtyard homes starting around $400,000.

A few things worth knowing before you visit a model home: builder prices, incentives and available homes change frequently — sometimes weekly — so treat any figure you see online as a dated snapshot and confirm it directly with the builder. Builder sales representatives work for the builder, not for you; you have the right to bring your own agent, and most builders ask that your agent register with you on your first visit.
