What $86,000 Down at Renner Park Could Look Like Over Five Years

A buyer recently asked me a fair question: if I put $86,000 down on a new townhome in the Hilliard area, what could the property look like worth in five years? Instead of waving at a number, I built the arithmetic out in the open and put it on its own page, so you can read every assumption line by line.

The example uses a $344,000 purchase, 25% down ($86,000), a 4.5% fixed rate amortized over thirty years, and 3% annual value growth. That last figure is an assumption, not a prediction. Central Ohio values have risen and fallen, and nothing in this illustration is guaranteed.

Under those assumptions the loan starts at $258,000 and principal and interest run about $1,307 a month. Add estimated taxes, insurance and the association dues recorded for the community, and monthly ownership cost lands near $2,100. If the home rented for $2,500, the spread would be roughly $400 a month — before vacancy, repairs, property management, reserves and closing costs. That is exactly why the page lists those exclusions right beside the figure.

The equity story is more modest than most headlines suggest. After five years the example shows about $164,000 in equity, but most of that is the buyer's own down payment plus mortgage principal they were paying down anyway. The assumed value gain is the smallest of the three slices — and it's the one nobody can promise.

The full illustration, including every assumption, every excluded cost, and the six items to verify in writing before relying on a number like this, is on a dedicated page: keytocolumbus.com/renner-park-investment. The tracker shows Villas at Renner Park's recorded price, dues and county tax rate as of the date they were captured; only the builder and the county can tell you what is current.

If you're weighing a purchase like this, bring your own agent — you have that right, and most builders ask that your agent register with you on the first visit. Call or text me at 917-280-8213 and I'll pull current pricing, association documents and rental rules for you.
